How to Go About Your 2020 House Cleaning

Air emissions from commercial roofing work can cause indoor air quality (IAQ) problems. Odor and health complaints from building occupants can cause delays and increase costs. The building management, contractor and occupants should communicate and plan together. Furthermore, they should all include measures to avoid IAQ problems as terms of the roofing contract. Use Materials That Emit No Fumes

Consider using self-adhering membrane products that emit little or no vapors or fumes. Most hospitals, office buildings, and schools across the US use built-up roofing systems. These systems stop releasing fumes after they have cooled, usually in one hour.  When we heat asphalt, a small part of it becomes vapor. As these vapors cool in the air, some of them condense into a cloud of fumes. Only the chemicals in asphalt that are more volatile become part of the fume. It’s estimated that only about 0.0001% of the base asphalt evolves into a fume.

Plan and Schedule Efficiently

Plan to stage materials downwind of the building and away from vents and air intakes. In some cases, the best way to avoid IAQ problems is to do a residential roof replacement in an empty building. Schedule school roofing projects during summer or holiday breaks. Unfortunately, alternate scheduling may not be possible for commercial and industrial buildings.

Keep an Open Line of Communication

The roofing contractor, building management, and building occupants are a team. They should communicate before and during the project. Allow time to address questions and concerns before beginning the project.

Consider Logistics

Consider the location of fresh air intakes when coordinating roof repair. Do not overlook the importance of fresh air to the building occupants. Start work in areas far from the fresh air intakes with the ventilation system operating. Close or cover fresh air intakes only as a last resort. Work near fresh air intakes only when the building is empty to avoid IAQ problems.
